If you could dream up a cottage on the coast of Maine and make it appear, this is what it would look like. A vintage masterpiece - the styling is classic, the accommodations comfortable and the view and setting, breathtaking.

Antique roses surround Martinsville Beach House, a stunning south-facing white shingled cottage looking over a lush field and a private sand beach, which is unique in this area of Maine. The views from this cottage are of Allen and Benner and Monhegan islands and classic Maine ocean views. This is a glorious spot.

Martinsville Beach House is breezy, sunny and completely enchanting.

Whitewashed walls and painted floors, cottage furniture, ample light and phenomenal views are the details that make this house the perfect setting for the kind of memories that last a lifetime.

Located in Martinsville, a small hamlet nestled between Port Clyde Village and Tenants Harbor, the property sits along a narrow lane with only three houses after it. The house is private and sits snugly behind a split rail fence.

Listen to boats offshore, take a picnic down to the beach — one of the only sandy beaches in the area. Read a book in the sunroom and just relax — it's impossible not to here.

There are two decks, one on each side of the house. The side porch is covered and overlooks the yard. The open deck overlooks the beach and the waterfront. A glassed-in sunroom serves as the dining room and the sitting room — there are 180-degree views here and even when the sun goes down, this room is a favorite.

The kitchen is cozy and ample with a breakfast nook and the conveniences of a modern home, including a dishwasher.

The living room has built-in bookshelves, comfortable seating and lighting for reading and television with a DVD player and cable. Internet is available as well.

The downstairs bedroom has a full bed, a reading nook and a desk for letter writing or working, if need be.

The full bathroom is off this room as well with a tub/shower combination and a washer and dryer.

Upstairs, there are two more bedrooms and a half bath.

The back bedroom is charming, with two twin beds and a view of the side yard. The bedroom at the front of the house is the favorite in the house. With a King bed, this room is large with gorgeous and unobstructed views of the waterfront.

These two bedrooms share a half bath on the same floor.

The unique location of MBH make it easy to explore, by foot, bike or car, all the area has to offer.

Port Clyde and Tenants Harbor are both just 5 minutes away. Rockland, Camden and Thomaston are within a 30 minute drive (Rockland and Thomaston, 15 minutes; and Camden 25 minutes).

Please be aware SummerMaine cannot guarantee the speed or accessibility of the internet at any of our properties during your stay.
Outages of any type are not the basis for a refund. We cannot guarantee repair times or repair person availability.
With that said, if you have certain needs regarding the internet, please let us know and we will indicate the properties providing the service that best meets your needs.

All linens and towels are provided.
Dogs are accepted with owner approval, non-refundable fee and pet policy agreement. Please inquire.
No boats, kayaks or other watercraft are provided due to insurance restrictions. Please contact Port Clyde Kayaks for rental options.

Household Consumables and items: The following items are typically found at the properties to get you started. 
-Dishwasher, liquid soap for sink dish washing, washing machine detergent.
- New Kitchen sponge per guest turnover.
- All purpose counter cleaner
- All purpose bathroom cleaner
- Hand soap for Kitchen & bathroom
- Bathroom tissue/toilet paper 2 rolls per bathroom per guest turnover.
- Paper towels for kitchen 1 starter roll
- A few trash bags
- Coffee filters
- Propane or Charcoal for Grill. Grill tools- scraper/steel brush, spatula, tongs, fork. Oven Mitt.
 
 
You should plan to bring with you or purchase shortly after arrival:
- Groceries, coffee, condiments
-Some properties will have dry spices and other items. We are not able to inventory these things…if you will want to have something special to cook with we suggest bringing it with you.
-Additional paper towels, toilet paper, paper/plastic ware etc.
 -Laundry detergent
-Shampoos, body soaps and other personal hygiene products.
-Beach gear- beach towels, chairs, sunscreen, bug spray, etc.
-Approved pets will need a leash.
 
-Baby equipment (you can always rent equipment from our friends at Mid-Coast Family Rentals)

Clothing: The weather can change dramatically from one day to the next. You will want to dress for the season. It is best to be prepared. Even in the warmest days of summer the nights can get cool. In the fall it is always a good idea to have a sweatshirt or jacket with you.

Pets: Dogs are allowed with the payment of a pet fee and acceptance of the pet agreement

Cleaning requirements before check out: Please leave all used towels in the tub. Please remove all items from the refrigerator and wash dishes. All furniture and furnishing MUST be returned to the original location they were in upon check in. Please bag all trash and leave in receptacle provided.
 
Check in and out times: Check in is 4:00 PM and Check out is 10:00 AM. Early check in/out is not allowed in the high season. Guests who have not vacated by 10:00 AM will be charged $25.00 every 15 minutes after 10:00 AM.
